Lead Generation…
What stops many agents from doing lead generation is they do not know what to say…they are not confident with handling objections and/or closing. Learn what to say…practice, rehearse and role play the dialogues. The more confident you are with the scripts and dialogues the more lead generation you will do and the more appointments you’ll set!

What if…
You worked 240 days in 2010… and everyday you committed to finding 1 great listing lead… and you converted 20% of your leads to appointments… you went on 48 great pre qualified listing appointments and listed 65% or 31 listings… you sold 80% of the listings you take…
That would be 25 listings sold… right?
Now… what if your business was like so many of the top producers the last 12 to 18 months. Meaning that 50% of your business comes from buyer transactions.
That would be 25 buyers sold… correct?
Okay… if you closed 50 transactions in 2010… how much income would that be for you?

What did you score out of a possible 130? If you could increase your score how many more deals could you do? Multiply that by your average commission. How much more money could you make if you could increase your score? How much money are you losing by not taking action?

Are there Expired Listings in your market today? Will some of them list their home with a new Agent? Do you believe that you are the best Agent available to handle the sale? Do you have a well defined business plan? Are your goals and objectives for the year well planned and written down?
You must treat your business as a “real business”. The truth is most people get into Real Estate without having a “business plan”. This is the major reason why so many agents are failing in today’s market. They have no plan… so in essence they have a plan to fail!
You must establish an annual goal in terms of the number of transactions you will do and the total income you expect to earn. The plan must include specific “action steps”. Keep your plan simple…don’t over complicate it.
Your plan should include how many weeks you will work for the year… a well defined daily schedule that supports your goals… lead generation systems… a break down as to listings taken and sold… projected buyer sales for the year and of course income and expense projections. Your plan may have additional line items and that’s fine… again keep it simple.
It is best to break your plan down to weekly or monthly goals or objectives… short term goals are an easier target to hit.
You will want to have some sort of tracking system in place so you can monitor your progress. If you are not tracking your progress daily how will you know if you’re off track?
The tough part is having the discipline to stay on track. Find 2 or 3 accountability partners and check in daily with each other…. support each other and offer encouragement!
